Septic services for homeowners, realtors, and developers
Whether you’re buying property, planning a build, or selling a home, we help you understand septic feasibility and requirements early in the process.
L&R Septic provides professional septic services throughout the North Metro and East Central Minnesota, with a focus on early planning, compliance, and clear documentation.
Preliminary Site Observations
Initial site and soil observations to help determine septic feasibility and overall buildability for new developments, subdivisions, lot purchases, proposed splits, and early planning.
This service is commonly used when:
Purchasing undeveloped property
Considering a lot split or subdivision
Planning a new home, garage, or addition
Needing early guidance before formal design
Field observations are documented to support septic planning and early decision-making. When appropriate, GPS-based field data may be used to help ensure observations are completed in appropriate areas and clearly represented in planning documentation. L&R Septic does not provide land surveying services, and all observations are for septic planning and documentation purposes only and are intended to represent general location and close proximity, not precise or legal positions.
Preliminary site observations provide early insight and planning guidance but are not a final design or compliance determination.
Septic Design
Soil evaluations and system designs based on site conditions and applicable Minnesota and local requirements.
Septic design services may include:
Soil observations and boring logs
System layout, sizing, and site planning
Coordination with local units of government for soil verification and design review, when required
Design documentation for permitting and approvals
Site staking and layout, when appropriate, to clearly identify proposed system locations
Site sketches and design drawings prepared using CAD, with available GIS data incorporated when applicable
Designs are completed with practical site use, long-term system performance, consideration for future property use, and applicable regulations in mind, while incorporating client preferences and site aesthetics where feasible.
Septic Compliance Inspections
Septic compliance inspections for existing systems and real estate transactions.
Compliance inspections typically include:
Review of available system records and prior documentation
Field observations based on site conditions and information available at the time of inspection
Documentation of observable system components, when present and accessible
Preparation of required inspection reports for cities, counties, and real estate transactions
When applicable, field observations may be documented using GPS-based data collection to establish clear reference points from visible site features and available landmarks. This information may be used to support clear inspection documentation and CAD-generated sketches for recordkeeping purposes. All observations are for septic inspection and documentation purposes only and are intended to represent general location and close proximity, not precise or legal positions. L&R Septic does not provide land surveying services.
Inspections are performed in accordance with Minnesota Rules and applicable local requirements.
Septic Installation
Septic system installations completed in accordance with approved designs and applicable local requirements.
Installation services are offered on a limited basis and are typically associated with projects where L&R Septic is involved in the design or early planning process. We work collaboratively with trusted excavation and installation contractors and do not actively bid against or replace other contractors already engaged on a project.
Installation services may include:
Communication and coordination with the property owner and local unit of government throughout the installation process
Installation completed using quality materials and components in accordance with the approved design
On-site layout, oversight, and coordination with installation contractors, when applicable
Restoration and cleanup of disturbed areas to leave the site in a clean, orderly condition
Preparation of clear as-built documentation to support future records and compliance evaluations
Availability may vary depending on project scope, location, scheduling, and site conditions.
Water Testing
Private well water samples collected and submitted to certified laboratories.
Water testing is commonly requested for:
Real estate transactions
Property transfers
Private well evaluations
All water test results are generated and reported by a certified testing laboratory.
Winter Services
Many septic services can be completed during winter conditions depending on site access and frost depth. Preliminary site observations, compliance inspections, and certain evaluations are commonly performed year-round.
Winter work may involve the use of specialized equipment and methods, including ground thawing and frost management techniques, to allow inspections, observations, and evaluations to be completed during frozen conditions. Feasibility depends on site access, frost depth, and specific project requirements.
If you are unsure whether winter conditions may affect your project, please reach out to discuss your specific situation.
